This means that the cost per square meter is now higher&#13;\nthan in Barcelona, and the gap is widening year after year. In terms of rental,&#13;\nthe national average exceeds 25 euros per square meter, with strong variations&#13;\ndepending on the parish. These figures, which may seem typical of major&#13;\nEuropean capitals, contrast with real wage levels and with the small size of our&#13;\nlabour and residential market.<\/p>\n\n<h2 class=\"wp-block-heading\"><span class=\"ez-toc-section\" id=\"Territorial_polarisation\"><\/span><h2><strong>Territorial polarisation<\/strong><span class=\"ez-toc-section-end\"><\/span><\/h2><\/h2>\n\n<p>The territorial analysis of the same report confirms an increasingly polarised&#13;\nAndorra. Escaldes-Engordany leads the high-end segment of the market, with&#13;\nprices of 7,400 euros\/m\u00b2 for finished homes and up to 8,500 euros\/m\u00b2 for newly&#13;\nbuilt properties. Some luxury developments even exceed 19,000 euros\/m\u00b2,&#13;\nplacing the country in the orbit of areas such as Monaco or Luxembourg.<\/p>\n\n<p>At the other end, Sant Juli\u00e0 de L\u00f2ria stands out as the most affordable option, with 4,175 euros\/m\u00b2 for finished housing and 20 euros\/m\u00b2 in rental, becoming a&#13;\nrefuge for the middle class and working families. It is a structural crisis,&#13;\narising from an economic model with insufficient social regulation, a lack of&#13;\nlong-term urban planning and, above all, the absence of a strong and sustained&#13;\npublic housing policy. If young people cannot live in the country, if families cannot&#13;\nfind stability, if qualified professionals leave in search of more balanced&#13;\nopportunities, the same prosperity that flatters us today may vanish. No society&#13;\ncan sustain its future if it expels those who must build it. There are alternative models that could serve as&#13;\ninspiration: flex living and coliving as more accessible and community-oriented&#13;\nresidential options; rehabilitation of existing housing stock with energy-efficiency&#13;\ncriteria; or the promotion of public and subsidised housing, in collaboration with&#13;\nthe private sector and the parishes. <\/p>\n\n<p>It would also be necessary to rethink land taxation to penalise inactive speculation and encourage long-term rentals. Andorra currently has a&#13;\nhistoric opportunity to correct its course and demonstrate that prosperity can&#13;\ncoexist with social justice. A country where every young person can imagine a future in&#13;\nthe place they were born, where every family finds stability, and where foreign&#13;\ninvestment continues to arrive, but in service of a sustainable and shared&#13;\nmodel. This is the challenge: turning an apparent economic success into a real&#13;\nhuman success.
